Listed Building: BOYTON HALL AT TM 382 464 (285394)

BOYTON (Off) MILL LANE TM 34 NE (South Side) 7/31 Boyton Hall at TM 382 464 II Farmhouse. C17 with early C19 additions. The C17 portion is timber framed with colour-washed render and the late-C18 portion is of colour-washed brick. Plain tile roofs, that to the C17 portion originally thatched. Double-depth plan, the ranges of different dates, of 2 storeys with attics. The C17 portion had a 3-cell baffle-entry plan, now altered. Yard front (original entrance front): some panels of simple pargetting to the wall surface and C20 fenestration. C19 doorway at far right of 4 flush panels. Two-light casement window to right and left of this door. To left again is a 4-light casement. To left of centre are two single-light casements in place of the former door to the baffle-entry lobby. To left again are a 3- light and a 2-light casement window. To the first floor are three 3-light casement windows and two single-light casements to left of centre. Lead sun firemark at right of centre. To the ridge at left of centre is an axial stack of 4 flues and at right is a C20 single-flue stack. Left hand end: double gable end with early C19 wing at left having a door with 6 raised and fielded panels in a panelled surround with rectangular fanlight above and iron doorknocker. First floor window above this of 3x4 sash panes and a 3-light casement to the attic. The right hand, C17, gable end has C20 fenestration, 2 single-light windows at ground floor level and a 2- light casement to the gable. Rear: early-C19 portion projecting at right of 2 bays with sash windows of 4x4 panes to ground and first floor. To left of this and recessed is the C17 portion and in the re-entrant angle between the two is a late-C19 addition with C20 glazing, the rear of the C17 portion also having renewed C20 fenestration. Interior: chamfered ceiling beams, wall posts and close studding to the ground and first floor rooms in the C17 portion. The roof replaced in the C19. Listing NGR: TM3820046400
